Transparent, up-to-date cost data ensures clarity in the project. This is enabled by our cost tracking and control tools.

Construction Control

We record and manage project-related facts and figures (service specifications, cost calculations, orders, invoices, price comparisons) digitally in the ORCA-AVA construction management system. Our methods for optimised quantity surveying are CAD-based and linked to the 3D project model. We control the effects of planning changes using CAD-based adjustments.

Project Status Report

Every month, we provide building owners with a project status report -detailing the current cost status, and cost and schedule forecasts.

Operating and Maintenance Costs

We identify long-term operating and maintenance costs at an early stage and incorporate them into integrated building planning. On request, HENKE + PARTNER can prepare a list of operating costs in accordance with DIN 18960 – a useful tool for cost forecasting. Comparative models also provide insights for sustainable energy management.

Our cost calculation methodology is based on the cost groups defined in DIN 276-1. We distinguish between:

Rough Cost Estimate

Determination of estimated construction costs at an early stage of the project. The determination is based on area-related empirical values from HENKE + PARTNER, taking into account and specifying cost risks for the client.

Preliminary Planning Cost Calculation

During preliminary planning, we calculate project costs by estimating quantities. The cost breakdown is carried out in an early project phase up to the second level in accordance with DIN 276-1, enabling clients to plan their budgets in advance.

Design Development Cost Calculation

In the subsequent project phases, the cost calculation will be refined up to the third cost level in accordance with DIN 276-1. This is based on a comprehensive mass and area calculation using CAD-based mass lists from the 3D project model.

Cost Projection

HENKE + PARTNER prepares project-related cost forecasts and status reports for the client in the form of a comprehensive project status report. Cost management is based on the timeline of project planning and execution. In the event of service disruptions, both cost and schedule implications are identified and potential savings are highlighted.

Cost Determination

Upon completion of the construction project, HENKE + PARTNER provides support in the comprehensive preparation of the project costs incurred. If required, we advise on optimised usage cost tracking.

Claims Management

Feasibility check, authorisation check and calculation check before forwarding to the client. Performance disruptions are checked and dealt with in the client's interests. On request, we can highlight potential savings in a solution-oriented manner.
